What are you doing today to improve your Operational Tempo?

Operational tempo is the speed and intensity of our actions relative to the speed and intensity of unfolding events in the operational environment.

Within this context, leaders plan, prepare, and execute operations proactively, rather than continuously being forced to react to the environment.

Your operational tempo determines whether you are a fire chief or a firefighter.

In our business, real estate investing, this means watching market trends, staying abreast of changing rules, laws, interest rates, and things in the market that impact us as investors, lenders, rehabbers, etc.

I learned to play chess when I was around 12 years old and one of the first things you learn about the game is that in order to be a great player, you have to be able to think 20 moves ahead of your opponent. Chess is the ultimate if this…then that situation.

My 12 House Blueprint investing model was designed squarely on the if this…then that scenario.

If the market maintains, I make money offering seller financing. I can make money on deals with equity and deals with zero equity. I can make money on deals that are underwater in many cases.

If the market goes completely sideways and crashes horribly, I can make money in my very distant “Plan B” scenario as a landlord.

While most of my seller finance buyers won’t abandon their home simply because the value has declined, some of them will and those will still be moneymakers as rentals in addition to offering me income offset with depreciation and wealth-building as the market returns over time.

It also lets me stay in control by selling on a CFD in so many ways that this article can’t begin to cover.

We talk all the time about what will happen in the current market but unless you are actually clairvoyant, there is no way to know 100% what will actually happen and when.

What we can do, however, is to prepare for whatever does happen and have a plan to move aggressively when needed.
